Hyvot Loan Neighbourhood
Regeneration project is one of the largest regeneration initiatives in
Edinburgh with Assist Architects responsible for the development of over 340
new build homes. Phase 4 of this regeneration aims to provide new sheltered
housing accommodation to replace the rundown 1960s terrace bungalows that
currently occupy an area at the centre of the regeneration masterplan which has
planning approval as a community open space.
Our proposal addresses this
open space and establishes links with the various phases of mainstream housing
which surround the site. The building is arranged around a secure central
courtyard garden with individual two-person flats on two levels accessed by an
external glazed walkway. A community building hub addresses the public open space,
providing a link between the public and private faces of the building, and
houses a range of communal facilities including a hall, meeting rooms, office
space, resident’s lounge and café area.
The construction of the
flats utilises elements of Modern Methods of Construction with a cassette Breathing Wall construction
featuring enhanced airtightness and minimum U-values of 0.18 w/m2K. A Sedum roof has been
specified to enhance biodiversity and reduced rainwater runoff. Accoya timber
cladding and a Rendalath system complete the lightweight external skin of the
building.
Internally, the glazed
walkway has been designed as passive solar-collector, and combined with a
positive input whole house ventilation and heat recovery system and a communal
boiler system, will deliver a marked decrease in tenant’s fuel costs whilst
minimising the amount of C02 produced.
The building has recently
received Planning Approval and is currently lodged for Building Warrant
approval.
