Project title : Glasgow Joint Procurement Initiative
Client : McTaggart Construction Limited for Queens Cross HA, Glasgow West HA and Southside HA
Design Team : Scott Bennett Associates (Structural Engineer), McTaggart Construction Ltd (Contractor/Developer), Turner & Townsend (Project Manager/CDM Co-ordinator
This innovative procurement method was developed by Glasgow City Council, Glasgow West HA, Queens Cross HA and Southside HA to promote value for money through collaboration on four sites in Glasgow (Brechin Street, G3; St Andrews Road, G41; Oban Drive, G20 and Manse Brae, G44). The housing is a mix of social housing, homestake and private sale, with approximately 18% being for outright sale by McTaggart Construction/Laurel Homes.
Brechin Street consists of 60 new 1, 2 and 3-bed fl ats, spread over 5 closes, for Glasgow West HA. The corner closes are served by a lift and include 12 wheelchair units. All flats are fully compliant with HVN Standards. 10 flats will be available through Shared Ownership/Homestake.
Oban Drive consists of 128 units within seven separate buildings on a 1.14 hectare sloping site for Queens Cross HA. The buildings range from 2 to 6 storeys. The three six-storey buildings form a strong frontage to the steeply sloping Oban Drive boundary. Mixed tenure with 48 units for direct sale.
St. Andrews Road is a 42-unit development, (6 large main-door Maisonettes and 36 Flats), on the site of former GCC Cleansing Depot for Southside HA. It forms two four-storey L-shaped blocks, with 5-storey corners served by lifts with 2 designated ground-floor wheelchair flats. This is an important urban edge building for Pollockshields.
Manse Brae is a 46-unit development, (40 Flats, 4 3-bed Town Houses and 2 4-Bed Cottage Flats) in Cathcart for Southside HA on a triangular sloping site between a railway line, Manse Brae Road and Old Castle Road. The flats form a curved curved block that follows the roadline and creates a new important corner.
